Deal or Pass workbook — cap rate, CoC, DSCR, then DEAL or PASS

You found a listing. Before you spend a weekend on it, you need to know: deal or pass.

Open the workbook. Enter price, rent, expenses, and the loan. You get cap rate, cash-on-cash, and DSCR — then a clear DEAL or PASS.

Excel if that’s your shop. Google Sheets if it isn’t. The Sheet is a real spreadsheet, so the formulas run.
