QSR impact on a grocery center
Working a deal right now for a client to lease an inline space in MA in a Shaws plaza. recent info came to lite that a new QSR is coming to a pad directly in front of his space. His initial reaction obviously was "that's going to impact my sightline".
Certainly it does, but when we took a deep look their were mitigating factors, and any disruption in the sitght-line was just that - mitigated.
- the road in front of the pad went up in elevation creating a site over the building.
- The main anchor the Shaws was at the north of the plaza, the space being leased is the southern most end-cap, so the pull to the south of the QSR is beneficial.
- Drive through - represents captive audience staring at the properties sign.
Pulling the cellphone data for the QSR user it was obvious the impact was going to be an additional 50K-70K visits annually to the center, and to the southern potion of the center specifically.
Was a good exercise in evaluating the totality of elements in a grocery center.
