Introducing myself: property manager and investor in the south and southwest Chicago
Hi everyone. I am Mike Fisher, a licensed Illinois broker and the owner of M Property Group LLC, which operates as MF CashFlow Property Management out of New Lenox. I have been investing in Chicago area real estate since 1991, and these days my focus is managing single family and small multifamily rentals across the south and southwest suburbs, with a good amount of Section 8 in the mix.
Since this is the intro forum, let me share a few things I am seeing right now that might actually help local owners, not just say hello:
Section 8 rent increases: the payment standards move every year. The owners who get approved on time are the ones who submit on the exact eligibility date and follow up in writing every week. Different housing authorities move at very different speeds, so the calendar matters more than the paperwork.
Turnover: a fast, clean turn almost always beats holding out for a top dollar rent that leaves the unit empty for six weeks. Vacancy is the real cost, not the last fifty dollars of monthly rent.
Inspections: most failed inspections I see are small, known items. In Illinois that means working smoke and CO detectors, GFCIs near water, secure handrails, and window locks. A ten minute walk with a checklist before the inspector shows up saves a re-inspection.
