My 1st investment property in USA.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $78,000
Cash invested: $18,000

3bed 1br All brick house, 925 sqft, 7,405 Square Feet Lot, fence lot.

What made you interested in investing in this type of deal?

A mentorship in Puerto Rico that teach everything regarding property investment thru section 8 tenants. 3 month later I was negotiating my first property

How did you find this deal and how did you negotiate it?

My first investment was thru an Agent, a "turn key" property, ended up rehabbing cosmetic stuff like, kitchen, full bathroom, laundry floor.

How did you finance this deal?

I finance the deal thru a conventional loan, 20% down-payment 30yrs

How did you add value to the deal?

With new bathroom, paint kitchen cabinets, new appliances, new floor on kitchen and laundry area.

What was the outcome?

Two month later a tenant thru section 8 with $1,149 voucher and utilities + $130 additional payment cash

Lessons learned? Challenges?

That investments are easy but playing the game is different, a lot of stuff to be consider in a purchase, Inspections safe my money.

Yes, a local Agent , knows the city of Toledo very well, Recommended!
