New here - buying distressed single-family homes at Pennsylvania county auctions

Hi everyone,

I'm Arturo. I run distressed single-family acquisitions in Pennsylvania with a team on the ground, while I handle the analysis and underwriting remotely.

Over the past year I've closed six properties across four counties in the state, all bought well below their finished value. The model is simple: acquire at a real discount, renovate with a local crew, and hold or exit from there.

I'm not here to teach anything. I'm here to learn from people doing renovation and property management in Western PA, and to compare notes with other operators buying distressed.

A couple of things I'm working through right now that I'd love input on: filling a finished rental remotely without being there to show it, and finding property managers worth trusting from a distance.

we buy non-performing loans so we most likely will run in similar circles with similar people. if you're ever looking for off-market properties, note investors are good people to reach out to. for example we have three properties right now in pittsburgh that are off-market that we're going to be selling and we also consider seller financing. if we can't get them sold, we can renovate them and sell them or keep them as rentals. we are always looking to network and share experiences, the good and bad of contractors and others in the space, with those who are out there doing it.
