VA Loan House Hack + Section 8 / HUD-VASH — What's The Process To Become An Approve

Hey BiggerPockets community,

I'm house hacking a 2-4 unit multifamily
using a VA loan. I plan to rent the other
units and want to accept Section 8 and
HUD-VASH vouchers.

I am planning to start my legal registrations
(city rental license, county registration,
state LLC registration).

My questions:

1. After the basic landlord registrations —
   what is the actual process to get approved
   by the local PHA to accept vouchers?

2. How strict is the HQS inspection?
   What are the most common reasons
   landlords fail it?

3. Does accepting Section 8 limit how much
   rent I can charge?
   How does Fair Market Rent work in practice?

4. Has anyone specifically done HUD-VASH
   (veteran vouchers)?
   Is the process different from regular
   Section 8?

5. As an owner-occupant house hacking —
   any extra rules I should know about
   having a voucher tenant in the
   same building I live in?

Background:
→ Active duty military
→ House hacking 2-4 unit multifamily
VA loan, zero down
→ Wife manages property through our LLC
→ Servant leadership focus —
   want to house veterans if possible

Appreciate any experience from landlords
who've worked with PHAs and voucher tenants.
