Huntington WV: $28K listing says 1.07 acres, records say 4,648 sq ft

Ran into this one today in Huntington, WV: a $28,000 fixer listed at 1.07 acres, but Redfin's public-record section shows 4,648 sq ft. That's a 10x discrepancy on the lot — before you even get to rehab costs.

I broke down this deal plus 5 more Huntington-area plays (two foreclosure auctions, one Tuesday; an Ohio tax sale with a federal-lien warning)

Curious how others here underwrite lot-size discrepancies like this — do you trust the listing, the records, or neither until the courthouse says so?
