Hey BP — I'm Tyson, a Huntsville, AL investor with a family renovation business. We've been flipping houses for over a decade. I also have a background in molecular genetics research (PhD, NIH fellowship), which is a weird combo but it means I approach deals like a scientist: data first, gut second. For the last eight months I've been building data tools to analyze markets across the Southeast and Midwest and I'm excited to share what I'm learning. Looking forward to connecting with other investors — especially around Huntsville and Birmingham, and out in Augusta, Charlotte, and Cincinnati. Happy to share market data whenever it's useful.

@Joseph DeAngelis Tyson — molecular genetics PhD to house flipper is a great combo, and "data first, gut second" is the right instinct, especially across markets as different as Huntsville, Birmingham, Augusta, Charlotte, and Cincinnati.
Curious what your tools are optimizing for — deal-level underwriting (comps, rehab-to-ARV) or market-level signals (absorption, migration data) to pick where to expand next?
I'm on the lending side — private/hard money for investors doing multi-market flips like this — so if financing ever becomes a bottleneck as you scale into new metros, happy to talk through options. Mostly just glad to connect with another data-driven operator.

@Joseph DeAngelis Solid intro. Ten plus years flipping plus a family reno shop is the right skill stack for Huntsville / Birmingham value add, as long as the buy box stays tied to rent support and exit, not just purchase price. Market analysis tools help, but the miss I still see is underwriting turn cost and days to stable rent before the offer. Are you mostly hunting flips to sell, or building a hold book in those Southeast markets?

If you are into pertinent data, then comparing the various ways to purchase makes sense.
