Hi,

I am a new investor in the Cleveland area. I am based out of Lexington KY, I have just bought my first property in Cleveland. I am looking to make some connections in the area and learn more and get more invested in the business!

      @James Wise Thank you! I decided to go with one in Cleveland due to the Section 8 rents are better and this is a landlord friendly city. There are also more attainable deals to get here then in Lexington.

      Niiiice. Just remember, there is a wide variety of neighborhoods and values here. Sometimes the stuff on Zillow that seems too good to be true really is. I'd check out The Ultimate Guide to Grading Cleveland Neighborhoods to give yourself a good honest risk assessment of every neighborhood here in town.

    Welcome to BP, @Kol Dailey, and congrats on the duplex! I’ve worked with investors who own property outside the area where they live, and one thing I’ve seen make a big difference is building the local team before you actually need them.

    Since you’re managing a Cleveland property from Kentucky, I’d make sure you have people you trust for property management, repairs, leasing, and the legal side when something comes up. I’ve seen small issues become much harder simply because the owner was several hours away and did not have the right person on the ground yet.

    I’d be glad to stay connected, @Kol Dailey. I always enjoy connecting with investors who are building their portfolio one property at a time.

    Welcome to Cleveland investing! Congrats on getting that first property closed, that's the hardest step. I actually work in Cleveland pretty actively from the Columbus side, and from my experience, the best way to plug in fast is connect with a solid property manager early, since good PM is what makes out-of-state ownership actually work. Happy to swap notes anytime, always glad to help a newer investor find their footing here.
