Hi! I'm new to BiggerPockets and getting started in real estate investing here in Central Arkansas. I'm primarily looking at Little Rock and the surrounding areas and currently focused on flips, BRRRR, and long-term rentals.
I'm working through deals, learning the financing side, and trying to build a solid local network as I get started. I'd really like to connect with other investors in the area as well as lenders, contractors, and anyone else actively working in the Central Arkansas market.
I'm here to learn, ask questions, and hopefully build some good local relationships along the way. If you're investing in the area, I'd love to connect.
Callie, welcome to BiggerPockets. Flips, BRRRR, and long-term rentals can all work, but getting comfortable with the financing side early can make a big difference when the right deal comes along.
I work in the business funding space, helping business owners and real estate investors explore options like 0% APR business credit cards, business lines of credit, business loans, and other forms of working capital depending on their profile. Those funds can sometimes help with renovations, carrying costs, materials, or other business-related expenses.
As you’re analyzing deals, I’d focus on the numbers first and only leverage what the deal can realistically support. Building relationships with lenders, contractors, and other investors now is definitely a smart move. I’d be glad to connect and be a resource as you get started.
Welcome to BiggerPockets, Callie! It sounds like you’re starting with a great approach, learning the numbers, understanding financing, and building relationships before jumping into deals.
For Central Arkansas, I’d spend a lot of time building your local network. Contractors, lenders, agents, property managers, and other investors can become some of your best sources of knowledge when you’re evaluating opportunities. Since you’re looking at flips, BRRRRs, and long-term rentals, I’d also focus on becoming really comfortable underwriting deals. The ability to quickly understand purchase price, rehab costs, financing, rental income, and exit strategy will help you avoid a lot of expensive mistakes early on.
Best of luck as you build your network and start exploring deals!
Feel free to DM me, I’d be happy to send over a few resources that may help as you get started.
Thank you! I appreciate the advice. I'm working on getting comfortable with underwriting and understanding all of the numbers before jumping into a deal. I'd be happy to take a look at any resources you think would be helpful as I'm getting started.

@Callie Gramlich, I think you’re taking the right approach by building your local network while you learn the financing and deal side. For flips, BRRRRs, and rentals, I would also make sure you have people you trust to review the legal side of a deal before you get too far into it, especially the contract, title, ownership, and anything that could affect your plans for the property.
I’ve had investors come to me excited about a property, and once we looked more closely at the documents, title, or how they planned to hold the property, there were things they needed to work through before moving forward. Getting those details looked at early can save a lot of headaches later.
I really like the way you’re approaching this, @Callie Gramlich. Building good relationships in the local market is such a big part of real estate, and it connects closely with the work I do with investors. Happy to stay connected and follow along as you get started in Central Arkansas.
Thank you for the feedback! That's definitely something I'll keep in mind as I start looking more seriously at deals. I appreciate the advice and would be happy to stay connected.
Welcome to BiggerPockets! Sounds like you’re off to a great start. There’s definitely a lot to learn when it comes to flips, BRRRRs, and rentals. Wishing you lots of success as you build your network and start working through deals!

Welcome, Callie! Sounds like you’re off to a good start by learning the numbers and building your team before jumping in. Don’t feel like you have to stay limited to Central Arkansas either. If you’re open to out-of-state down the road, the Midwest is worth keeping on your radar for lower entry prices and different cash flow opportunities.

Hey Callie, welcome to BiggerPockets! I’m based in Little Rock and would be happy to connect. I’m a local investor, real estate broker, and licensed general contractor. We own rentals here in Central Arkansas and also help other investors with acquisitions, rehabs, new construction, and property management.
Feel free to shoot me a message! Are you leaning toward a flip for your first project, or something you can keep as a rental? I personally like the idea of doing deals that work either way right now, a flip that also underwrites as a rental. If it sells great and if not refi and hold as a rental for now.
Thanks, Chase! I'm sure I will reach out to you soon. For my first project, it will depend on the deal. I'm open to either a flip or rental for the first one. It will depend on which option makes the most sense once I run the numbers. I'm of the same mindset as you, I would like to have a deal that could work either way. Long term, I do want to build a portfolio of rentals, so I'd definitely like deals that give me the option to hold if it's a good fit.
@Callie Gramlich Welcome to BiggerPockets! Little Rock and Central Arkansas have plenty of opportunities for investors. Since you're working through the financing side, feel free to reach out if you'd like to explore lending options for flips, BRRRR, or rentals. Happy to connect and see if I can help with your next deal!
Thanks, Brad! I appreciate it. I'm still working through the financing side and figuring out what options make the most sense, so I may definitely reach out as I get closer to a deal. Happy to connect!
I learned how to do the BRRRR method and become a real estate expert by watching podcasts of brandon turner and david greene here on biggerpockets.
It helped me scale to 30 units and now I do investment real estate where I run sales team and I personally sell over 100-120 properties every year in my market.
Feel free to ask for any advice or if you want happy to chat and help.
