What would you rate this deal?

Hey guys,

For you rehabbers out there, what would you rate this deal?

It's a waterfront SFH here in Miami, FL

Price is $435k

Comparable houses in the area are selling for $540k-$580k

It needs cosmetic work, as it hasn't been updated decades. I'd say it needs $40k-$50k in work.The roof has been replaced a couple years ago.

Do you think a deal like this would be attractive to rehabbers in my area?
