Over saturation in OH Market?

Hello All, 

I'm new to BP and I'm trying to find the next "up and coming" city just like everyone else. I've barely done a few post and I have at least 10 agents hitting me up from OH vs the 1 from Fl and the 1 from NV. I'm a big stock market guy and a famous quote from Buffet is "be greedy when people are fearful, and be fearful when people are greedy." Seems like lots of greed going on in OH. 

Just curious how does everyone feel about the OH market in general? Is it over saturated?

As a lender who does a lot of Non QM (especially DSCR loans) I do not like OH in the slightest. I think the cash flow is not worth the lending troubles, the low appreciation, and the price points. Is it a good market? Any market is a good market depending on the strategy, but overall the restrictive PPP (pre payment penalty) laws, low price points, and low appreciation keep me away from OH.

I am sure a lot of OH people are going to yell at me for this, but no apologies will be made haha
