The 10 Items You Should Absolutely Provide Airbnb Guests

We’re going to go through our top 10 that we believe improve the experience, and help deflect some of the questions that your guests might have.

The 10 Items You Should Absolutely Provide Airbnb Guests

1. Contact Info

If you’re out of town, your guests should have a way to contact you and/or someone on your behalf. This is actually the law in some cities (including Denver), but this info should be a name and phone number where they can get in touch with someone 24/7. 2. Check In/Check Out Times

Be clear on this. You want to avoid surprising your guests (or vice versa), and you also want to have time to clean your place before your next stay. For this reason, it’s critical that your guests know when they need to check out and that you have at least a three-hour pocket between stays.

3. Wifi Password

This one is a biggie. People really like having access to internet, and they really do not like being away from it. If you want to avoid urgent texts that rapidly increase with hostility over time, make sure they have the wifi password.

4. Neighborhood Digs

Part of the reason people stay in Airbnb is for the experience. They like feeling like a local, and they enjoy having the inside track on what’s great about the neighborhood. A few recommendations on great restaurants/bars/entertainment can go a long way to making your guests’ experience great.

5. Fire Extinguisher

City to city, the laws can be hazy about what you need to provide for your guest’s safety, but providing a fire extinguisher is the right thing to do for your guests safety, and for your property’s safety.

6. Carbon Monoxide Detector

Ditto.

7. Smoke Alarm

Ditto.

8. Clean Sheets

Have clean sheets—and then more sheets to spare. Why? Because dirty sheets are beyond gross, and also because this is the biggest time suck for you when you’re flipping from guest to guest. Having a few extra sets of sheets can help you get your next guest in without needing extra laundering time.

9. Clean Towels

Same for this one. Your guests deserve clean towels, and they are going to be pissed if they don’t have access to them. And because you should be laundering them between stays, make sure to have a few extra sets so that you have some flexibility on a quick turn around.

10. Coffee Maker & Coffee

Some people may want to cook a full meal in your place (another checklist for another time), but a lot of them (like us) enjoy bars and restaurants, and don’t really care about the kitchen. In fact, the kitchen just makes us feel bad and guilty about all the money we are spending outside of it. That said, at home and on vacation, most people like starting their day with coffee, so we recommend having a coffee maker and coffee readily available.

The extra touches you can add to make a guest experience are limitless, but the above list should get you started. Good luck.

    Thanks for the article, Erin! Other than wifi info (which is my most common question), I also find a lot of people tend to want to know the parking situation (bc my properties are in a city’s downtown area) and how to control the temperature (ie. where’s the thermostat, blankets, space heater, fan?). So, for me, providing those item are a necessity as well. Also, I find it’s easiest to put this info in a message before the guest arrives and to also reinforce it in a welcome “quick tip” sheet. Keep the great articles coming – I really enjoy them and I’m sure others do too to compare notes!

    Those are good ones too. We just got back from an Airbnb and their kitchen didn’t have a can opener or a wine opener- both of which I consider musts as well. Agreed too that you should put it on Airbnb beforehand and then also back it up with some kind of welcome sheet when they come. Thanks for the kind words!     Great list! We are furnishing out new vacation house and man the list of stuff is amazing. But really it isn’t much different than what we have in our own house.

    Great list! I would also add toothpaste, toothbrushes ( not used of course) soap and shampoo.

    I have a note book with menus from local restaurants, and the address of the closest grocery store and gas stations.

    I think that type of book can also go a long way to further demonstrate your personality and help personalize the experience for the guest.

    Erin, I have recently started a STR and was wondering if you might do an article on how to do several things? I started with VRBO but would like to add Air B&B and expedia etc and sync the calendars so I only have one. I wouldn’t mind information on things like what folks look for who do STR. I don’t know weather to go for functional or high end. Currently my goal is very clean and nice. I verify they eat meat and put some wild game summer sausage in the fridge and crackers. Add some local items like jelly made with habeneros, I keep extra coffee in the fridge, hand sanitizers everywhere, some nice pictures etc. I am considering doing a themed rental with lots of rustic cowboy decor since I am in the middle of Wyoming. Just some thoughts.

    Congrats on getting started with your STR. I hope you find it to be a money making enterprise. Is anyone else doing an STR in your area? I would do some research and see which properties are getting the most business (you can do this by checking their calendars) and also seeing how they furnish. That will tell you approximately what your price point is. As to high end v. functional, there is a lot of debate around this… but I always say to spend as little as you can that will still make your customer happy. I say that because this is a business at the end of the day- but a lot of other people feel that the extra touches go a long way. I agree that they can help ward off some complaints, but when it comes to furniture, etc., I usually go pretty standard. That said, clean with nice service usually does the trick. People really want a responsive host that understands their needs/problems and a place that is well maintained/hotel clean.     Great list! We always provide whole bean coffee and a coffee grinder so that guests know their coffee is fresh 🙂 Don’t forget the coffee filters too!

    Yeah, and for that I would recommend a more heavy-duty permanent coffee filter that you can just wash out. We have one at home and it works great, doesn’t need to be replaced and is always there when you need it.

    Good list. If you’re location is more rural, I’d include printed maps with name of and directions to the nearest medical care center.
