Should I become a real estate agent?

Question

Sure I could invest with no money down but I need to have money to invest right? So would becoming a real estate agent be a good way to make money and help me to acquire knowledge about Real estate? If not what jobs would you recommend? That would help me acquire knowledge about real estate, and make the money I need to invest?

@Jeshua Moore I acquired my license for this exact reason. I was working a boring W2 job (and still am) but decided I needed to ramp up my income and getting a license was the way to do that. I doubled my income last year but its not as easy as get license, sell houses get paid. I worked over 80 hours a week last year and still do right now. I am always on my phone and putting out fires. But without that income I would not have been able to buy 4 rental properties in the last 12 months either.

It take time sometimes months and month for leads to mature into actual sales. I had already been through several home purchases before I received my license so I was very familiar with the process already. I don't want you to think being a Realtor is easy and guaranteed income. It's hard work to get started but you get out what you put it.

@Jake Thomas GREAT ADVICE. I am in same boat as you. The commissions have allowed me to buy more rentals! Sounds like your realtor biz is taking off and you might need a transaction coordinator! Good luck man.

@Jeshua Moore I actually own a landscaping business. I am 32 now. All kidding aside, I told a friend yesterday that I wish I acquired my real estate license right out of high school. DO IT. Don't listen to anyone else. It's a great way to learn the business. Don't listen to the stats of of realtors that have failed. Those are the ones that thought they could survive on it for first 3 years  of business. In business its common sense, it ALWAYS takes a good 2-5 years to get on your feet. Being a realtor is no different. Good luck buddy.

What do you do for a living now? If you have a decent and stable income becoming a realtor may not be a great idea. It's not easy money and the fail rate for first year realtors is over 85%.

Definitely get your license. No brainer. The hands on experience alone is worth it. The more you learn through various transactions, the more comfortable you get with deals . The more comfortable you get with deals, the easier investing will come to you!
