Help me to analysis this deal
I’m looking to buy a property in Brooklyn, NY. It’s a 4-family house ask for 1.7 million. Current monthly rent income around $7000. Property tax $12000, insurance &3500.
45% in Down payment , with mortgage payment of 5250/month. I got 2.6% in Cash on Cash return, Is this a bad deal? Please advise.

After vacancy/repairs and capex this property would not cash flow. I believe there are better deals out there but also do not know if this is in an up and coming area with potential for significant growth but based on info provided I would pass
