Hello All,

My name is Daniel and I am starting my real estate investing journey! 

I have read a few books on real estate investing and I'm taking an analysis course for real estate investing. Now, I am starting to look for places to invest in and focus in that area. I would probably want to start looking out of state (I'm from California). I was wondering if any of you could give me some tips on where to look and/or how to start. Anything to watch out for and where I should not invest.
