Any experience in the Pahrump market?

Question

I occasionally work out in Pahrump and there have been several new commercial construction sites that have popped up along 160 in the last year or so. has anyone had any experience investing in the Pahrump market?

I live in Pahrump, and familiar with a lot of what's going on out here. It's my main area since I prefer to see what I'm buying and selling. Although I've not gotten involved with Commercial or Industrial lots, but the town's people love to hear of new developments. We can really use an Office Depot/Office Max, since most people work from home in this mostly retirement community. There's several other businesses people have commented on too. Hwy 160 is the main thorougfare from people going to and from Las Vegas and Reno. There's small towns scattered here and there between nothingness, till you come to Pahrump. People stop here for food, gas, and whatever else they see on Hwy 160. But businesses off of 160 have a harder time to keep their business flourishing than those on Hwy 160 as a result of people passing through aren't aware of what's off that highway. Most locals in town are on Social Security, so they can only spend so much too.  Yet, many still gamble.

We've heard businesses like In n Out was coming to town, Silverton Casinos promised a new Casino coming in by the Spring Mountain Racetrack as you enter Pahrump, and there's been talk of Harness Racing coming to Pahrump since Nevada is a gaming state but there's no horse racing anywhere and Pahrump is an excellent locationf for that which would bring in lots of revenue and create lots of jobs. But then none of this goes through for some reason. It's voted to approve all of these things, and then it goes silent. Yet, we have a new Arby's going in as I type. We tend to get more fast food establishments than anything else.

Covid really hurt businesses and Fitness 24 went out of business, as well as a few mom & pop type businesses off the beaten path.  The town is growing. People are moving here like crazy. I guess to get away from higher prices like in Vegas or CA, since that's where most newbies are coming from. They like having more space to their properties, or the newer areas being built here. But there has been a request for more around the North and South end of town. Most people in those locations have to travel 20 minutes to Smiths or Walmart, and heresay is Albertsons is being bought by Kroger (who also owns Smiths, which would mean Albertsons may be closing).  There are many things residents want here, but for the most part everything we need is here, just not everything we want. And driving to Las Vegas can be nice, but the traffic there sucks compared to here, so most of us want out as fast as we get there. LOL.

Used to stay there when I would go to FrontSite but believe they are bankrupt now, hopefully, they will get taken over and the facilities will still be kept up and running. They brought a lot of traffic for their trainings.

Oh yes, I forgot to mention, that the town no longer allows living in an RV of any kind, or a tiny home either. A cleanup act is underway to get rid of abandoned trailers. We have a much cleaner look in process that I've seen throughout the past few years. I came from Vegas in 2016 to Pahrump. I love it here, but it really is growing. People used to wave at each other passing by, now they fly by.  Mountain Falls, Artesia, and Burson Ranch on the South side of town is closest to Vegas and have HOA's. They're very nice communities. We also have DR Horton building in the more central part of town off Blagg just South of Mesquite. And to be honest, I really can't keep up with who is building where. I see something new everytime I drive out it seems.
