How to Invest in Real Estate While Working Full-Time?

Hey Everyone -

I was just reading a new member introduction from @Howard Scarrott , where he mentioned the challenges of investing while working full-time and I thought I'd solicit advice from the rest of our members on the topic.

I know we're covered this before, but it's always a good idea to bring it back to the forefront.

So -- if you currently or formerly worked a full-time job while successfully investing in real estate, can you please share some of your best tips here?

1. Listen to Podcasts(especially BP!), and Audio versions of Real Estate Books on the way to and from work to utilize that time for your education.

2. Create action item lists for your lunch hour so you can compress phone calls/emails into a short time period.

3. Automate your business as much as possible - use voice mail for seller leads/tenant issues, create good Statement of Works for your contractors, move majority of relationships with insurance agents, contractors, etc to email first communication.

4. Network, network, network...with other investors in your area through BP, and local REIAs. Fellow investors can direct you to good contractors, banks, HMLs, etc saving the working investor time.

5. Value every hour, you won't be able to do everything full time investors can, and you may have to pay for services that others can manage themselves, but being in the game and achieving what is possible with the time available is better than sitting on the sidelines.
