Share your experience: Using a HELOC to invest in SFR?

Are there any investors who started out by taking a HELOC out on their primary residence to then fund one of their first investment properties? If so, can you share your experience? What worked well, what didn't? I've read and heard about this being a potential strategy but would like to hear from any investors who have done this successively.

I started out using a HELOC on my first 4 flips till i built up cash to do spec homes. I used my HELOC as a tool and always made sure i could pay it to 0 balance after every deal. Now i dont even use it but its there if i need it in the future. Without the HELOC my wealth building journey would of never started. 💯
