Location, Location, Location. How important is it?

I am just starting out. I have two properties I'm interested in. Putting rehab costs aside, what is most important in the resale of a property? I know location certainly is on the list, but what other things should I consider?

When you're looking at a property, ask yourself "Could I see myself living here?" The reasons you come up with, for either yes or no, will most likely be the same reasons as a lot of other people. So I would start there. Most things can be changed or updated in the house such as paint, flooring, kitchens, bathrooms, etc. I would weigh more heavily on the things you can't change, like location, appearance of the neighbor neighborhood, etc.
