IMHO I'd just ask. There are so many circumstances that it could be low. I know of people that have low scores but never miss their rent. It could be medical or student loans. There's youth that still don't know what affects their scores.

This thread seems a bit old, but I wanted to add that, yes, Home Depot does give a Veteran a discount, active or not. Thank you so much. I did save money and will in the future!

I have hardwood floors that I have refinished with poly. Not so happy with it. I've had the same experience with medium to high end poly. Two coats to four coats. I grew up in a house with hardwood floors. Once a year my mom would go over them with a product called Kleerwax or something like that, but they didn't scratch up like my poly floors. Were they varnished? Of course, I have dogs, but we were some pretty rough and tumble kids back then and other than a shoe mark from tennis shoes they always looked great. Anyone ever use marine poly on their floors (like they use on ships?)

One of the things I've encountered so far is you really have to swoop in. The big dogs are beating me out fast. I'm trying to get all my ducks in a row, but hit a standstill when it comes to financing the rehab part. I'm in a very small market (maybe 100,000 population). Either the property is too expensive to begin with or the rehab costs would put it over its worth. And, of course, there's the fear of the unknown...what if I buy a property and it doesn't sell and I can't find a renter. Good homes here to flip (in my limited knowledge LOL) go very fast. By the time I find it and want to see it, it already has an accepted offer. That leaves me with the ones someone else didn't want.... Any advice is welcomed!

I am just starting out. I have two properties I'm interested in. Putting rehab costs aside, what is most important in the resale of a property? I know location certainly is on the list, but what other things should I consider?

Thanks for replying. At present I don't know of any private lenders. (I'm a real newbie.) As for the HELOC, are you talking about the property I want to buy, or the property I live in? Doesn't seem to work for the property I'm buying. I did think if I got it reappraised after some rehab I might have some equity in it. This is the stumbling block. I don't need a whole lot, but the money I have available at present would be used for the down payment so I just need some for the rehab. The rehab is basically updating floors, cupboards, showers. No real major fixes needed.

I've found a property I would like to purchase, but I'm being told I cannot add any money to the loan for rehab. What are my options?
