Welcome JJ! if you are open to the Central OH market / Columbus we do ground up construction as a strategy. apartments, single family homes, etc. we have capacity for 20 new builds this year.

Cincinnati/Northern Kentucky has a great rental market. Growing areas (population/jobs), sports teams, STR attractions, colleges, etc

Hi Jyothi, Ohio is a great choice. Columbus, Ohio is a great market to pick up rental properties because of the lower home prices and demand from renters. JPMorgan Chase, Nationwide, Honda, L Brands, Huntington, and Amazon are just a few of the many companies that have thousands of jobs in the city. New Albany is home to several major data centers including ones operated by Amazon, Google and Facebook, whose parent company, Meta, announced plans in the spring to expand its New Albany campus.

Hey Jyothi, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio. There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc). I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.
