Columbus rental market over saturated?

Hello all, 
Looking at getting my first OOS property in Columbus. The city seems great and is growing rapidly, I was telling a friend about it and they made the point to look at the rental supply. which seems to be very high. Will it be hard to rent out a place even at market value when there are this many places available? 

For example, the photo I attached is filtered for JUST 2bed/1baths, which Is what im looking at.  Even with OSU there it looks like there are a ton available around campus. I'd probably avoid buying around campus for that reason and because I dont wan't student tenants.

 If you have a solid rental team to place tenants then you will do just fine in Columbus, Ohio
