New investor seeking advice

Hi everyone, I’m new to investing and looking for guidance to grow my real estate journey. Last year, I house-hacked a duplex by putting 20% down, and it’s been a great start. My long-term goal is to become a builder in my area, focusing on developing properties like duplexes or small multi-family units.

I’d love your advice on:

1.  What steps should I take to transition from owning a duplex to building properties? (e.g., skills, certifications, or partnerships)

2.  How can I leverage my duplex investment to fund or finance future building projects?

3.  What are the biggest challenges for new builders, and how can I prepare for them?

4.  Any recommended resources (books, courses, or local networks) for learning construction and development in [insert your area, e.g., Nebraska]?
