@Austin Moore Thank you for the advice wasn't really thinking about how untrustworthy some contractors can be. Will definitely keep this in mind thank you.

Hi everyone, I’m new to investing and looking for guidance to grow my real estate journey. Last year, I house-hacked a duplex by putting 20% down, and it’s been a great start. My long-term goal is to become a builder in my area, focusing on developing properties like duplexes or small multi-family units.

I’d love your advice on:

1.  What steps should I take to transition from owning a duplex to building properties? (e.g., skills, certifications, or partnerships)

2.  How can I leverage my duplex investment to fund or finance future building projects?

3.  What are the biggest challenges for new builders, and how can I prepare for them?

4.  Any recommended resources (books, courses, or local networks) for learning construction and development in [insert your area, e.g., Nebraska]?

I’m eager to learn and open to creative strategies. Thanks in advance for your insights!
