Dipping toe in this business

Hi everyone, I’m a beginner investor based in California. I’ve saved $80K. I’m looking to invest in a rental property out of state and using BRRR method. can you house hack locally instead? OOS BRRRR is a spectacularly difficult way to get started. and before you say it's "too expensive" - so is losing money out of state.
