Top mistakes new investors make?

I'm looking to start my first flip soon. What are some of the biggest mistakes you often see new investors make that cause them to fail out of real estate investing? What actions can/should be taken to avoid these mistakes? I'm looking to make REI my full time gig here within the next 3 years, so I want to make sure I'm not one and done after my first flip.

1. Underestimating rehab costs. Most new flippers are blissfully ignorant as to what certain jobs should cost

2. acquiring property at the lowest price possible. Newbie's tend to overpay and just want to get started when they really should wait for the right deal 

3. lacking mentors. Asking questions on sites such as bigger pockets can fill in Knowledge gaps but won't provide you with a scalable system
