Advice Needed for My Potential First Real Estate Investment

Hello, 

I am currently living in an apartment in San Antonio Tx, and am looking to purchase my first home. I just learned about house hacking and as of right now I feel that it is the best option for me. I have been looking at duplexes to live in one side and rent out the other. My number one prospect is a duplex built in 1846, not far from downtown and popular San Antonio attractions. I have not toured it yet, but from online pictures it seems to be in good condition. One unit has 2 bedrooms and the the other one has 1. It does have window units which I am a bit weary of but I could see past that and maybe swap them for mini splits in the future. 

My question to the experts is: Does this sound like a good idea for someone who has never purchased a house in their life? The fact that it was built in the 1800's does scare me but it seems to have been remodeled and it's in a great area. Please let me know y'alls thoughts and share any advice!

Just find an excellent inspector that knows older properties.  Listen to them.
