Writing to vacant properties

So instead of a colossal direct mail campaign, I have about 15-20 very abandoned homes I'd like to mail a letter to, hoping to get a response about selling.  

But if the house is obviously empty, what's to say they will get the letter?  What steps can I take to make sure someone sees the letter?

Send to the mailing address listed on the tax record.  You can also attach on note to the door, maybe they'll get it.  Try to find phone numbers and email addresses.  Ask neighbors. 

Direct mail is a numbers game. I wouldn't have high expectations with a list of 15-20.
