Hello everyone, I would like some help understanding this warranty deed. I plan on doing a direct mail campaign soon and want to make sure I am sending to the correct owners.

 There's gauranteed warranty deed and special warranty deed. the 1st is the best the 2nd is 2nd best. The bargain and sales is 3rd & quit claim is at the bottom of the list. Do a title search on the address(es) to find out what type of deed the owner(s) have. There may be some info here on BP about it...  How will this effect your direct mail campaign?
