Handshakes aren't worth what they once were,is what the OP is saying. How would the bird dog know you will pay after deal closes? Just saying.

3) Letter and Property flyer goes in the mail the next day to all the active cash buyers in the area that purchased a property in the last few months.
This is a great, aggressive approach.
Also, I hope my mail chimp e-mails avoid the spam folder. Trial and error.

I understand those terms. What I need a specific understanding of what it says because looks like the same names plus.one new name.

Hello everyone, I would like some help understanding this warranty deed. I plan on doing a direct mail campaign soon and want to make sure I am sending to the correct owners.

@Joe Santiago Thanks. I figured it would be a good idea to get some sort of document stating "permission" and terms of the joint venture, instead of a hand-shake or verbal agreement.
@Kris Haskins Do you have any examples of the joint venture contracts you use? What specifics should I mention in the agreement?
Also, when I find a buyer for the joint venture, how do I present the deal to the original wholesaler? This is the confusing part for me. Where am I in the deal after I find a buyer?
