What requirements are there for obtaining a mortgage?

I'm being told I have to of worked in a job related to my education for at least a year in order to obtain a mortgage. Has anyone had a similair experience?

As I have just graduated from college, this presents a problem. I have been looking around for condo as a first investment.

Any suggestions? Assumable mortgages? Lease Options?
