plenty of REO's Norfolk and Va Beach in great neighborhoods. A lot of the Realtors here are getting tons of REO listings. I can refer you to a few Realtor's with such listings

Is it possible to establish a line of credit based on the Appraisal value of a property?

I've only tried BOA, they want to use the purchase price to determine the amount of equity.

What kind of properties do you typically deal with? I'm also in Va. Beach

How much cash do you typically need for your subject 2 and lease option deals? Repairs, vacancy, closing, marketing costs ect?

How are the deals structured? what are typical interest rates?

If your creative enough to find other sources of capital for the down payment your income probably wont matter. As Jon mentioned, try finding a group of investors to come up wit the down payment. Or i suppose you could try hard money lenders for the down payment, as the income of the property will allow you to pay it back in time.

Even though it may be difficult it can be done. Have you considered bird dogging? You will gain a ton of knowledge and also a little cash to fund your deals.
