How to Market?

I am just starting out in Real Estate and I am curious as to what marketing techniques are working to find deals? Any advice would be appreciated.

I bought 466 leads from Listsource.  When I closed a deal I took that lead off my list.  So I was mailing out like 450+ each month.  Click2Mail is another option.

Many of those homes are vacant, the owner lives out of the state.  They never considered selling until they got your postcard.  They're not doing anything with the property, now you offer an all cash transaction.

It's a numbers game but you have to mail out regularly.  That's why I kept mailing to the same list, they keep seeing the same message over and over again, they warm up to the idea.

Before I found BP I was watching videos by Tyrone the Flipman, he shares alot of info for free on youtube.

Every transaction will be different, there's no way to learn everything before getting started. Just go for it, you can come back here for all your answers.

I don't have a lot of experience but my success came from mailing postcards every month.  I mailed out to the same list for 7 months straight.  That not may be the most effective way to do it but that's all I knew.

I was targetting Absentee Owners, I got my postcards from yellowletters dot com.  1st month I got no response, 2nd month 11 call backs and closed 1 deal.  From there I kept mailing out to the same list.

There's a lot of investor activity in AZ, you will have no problem flipping your deal in AZ.  The guys you flip your deal to will get most of the profit on the deal because they're taking on most of the work and risk.  Your aim is to get the property under contract and flip the deal to a rehabber/cash buyer for a quick payday.  Develop a good working relationship with your local guys, your reputation is everything!

Find the 'We Buy Houses' guys on Craigslist and the local papers for your area, let them know you're a wholesaler.  Some of the ads will be wholesalers also, but it's always good to network with the local investors.  And find a real estate investing club / Meetup in your area.

Property/Equity/40-100%

Property Type/Residential/SFR

Options/Absentee Owned out of state

Options/Mailing and Property address complete

I am glad to hear there is strong activity with investors in AZ. Excellent information on what my focus should be when wholesaling. Get the property under contract and flip it to someone. I have been going to lunch with investors in my area and going to meetups to build relationships and I will keep my reputation impeccable.

Awesome idea for Craigslist and newspaper I could even call the signs I see posted everywhere "WE BUY HOUSES CASH" just to see what they are doing and tell them what I have. If they don't want it I'm sure they know someone who does.

I understand the importance of continually sending the same list the same postcard. I will get my funds together so I can do this.

Its perfect to find vacant homes with the owner living out of state. Which is why you target Absentee Owners... It makes perfect sense. Thank you for sharing this information with me.

Yeah I realized a little while ago that if I am waiting to learn everything before I make a move I'll never move, and if I am scared to make mistakes or get bruised up them Real Estate is not me. So I pulled the trigger last Friday and got my first deal under contract and know I am working to wholesale right now.

I am determined and motivated and I am not scared to make mistakes. Its all part of learning.

Awesome insight thank you. I have been on Yellowletters dot com. I have been thinking about do that and this has given me even more excitement towards direct mailing. If you don't mind me asking how many letters are you sending out each month and what made you choose Absentee Owners?

Go to Listsource and you will find hundreds of leads for whatever niche you want to target.  The first deal I flipped was from a lead I bought on Listsource.

Thank you for your response. I will definitely check that out right now. Have you even done direct mailing or direct mobile marketing? I have read a lot of people doing direct mailing didn't know if it was any good or not.
