Maybe you should read all of the messages before you jump to conclusions. Everything has been settled but you want to come in all macho and say your two cents haha and now you got everything started up again.

Thank you for sharing your experience with me and yes you are correct I am very excited and did get over emotional and I apologized to those individuals. I did not come on here to make enemies but simply to close my first project and when big numbers are involved one can lose some commonsense. Oh well... Thank you again.

Honestly I asked for a current appraisal and they sent me something like an excel spreadsheet showing the value of each house so it hasn't been truly appraised.... could appraise for more or less. I need a signed contract to get the appraisal done but I need a POF for $1,170,000.00 to to get the seller to sign the contract with me......

What if we sell right away an I give the investor 90% - 95% of the proceeds?

I guess like everyone said why would someone with that much money partner with me when they could do the deal themselves. So you think the only thing to do is flip the deal to someone else and get a 1% finders fee?

Why cant an investor come in with $1,170,000.00 take 45% of the company we hold for a bit then sell the homes at market value $6M and the investor takes his 45% profits ( $2,700,000.00 )
