Question about Private Lenders

Hi BP, I've invested before but I quickly realized that it's impossible to invest full time without the help of Other People's Money. I need advice in this area. I'm in a bit of a chicken or the egg dilemna. Do I approach lenders even without a whiff of a lead? Or do I have to have a property already waiting in the wings before I approach them? How do I build relationships with private lenders? Anyone out there who could demystify this process for me? Thank you in advance!!!!
