@Ricky Grizzanti No it doesn't have a basement, it's in the main living room downstairs. I actually don't know the answer to your question. I'll find out.

Ok, is this typical? The 1st company who was a structural engineer was going to charge me $1,800 for a manometer survey. I found another company SABER who is charging me $450 to come out and inspect, the fee can go toward the repair AND they will do a manometer reading. Plus they can typically quote repair estimate on the day of the inspection or the next and give a 25 year warranty for their work.

@Manolo D.It wasn't my contractor who suggested a manometer survey. The owner of the property had a structural engineer (Khatri International Inc) come out and he reported that a manometer survey needs to be done. Having read that report, the structural contractor (Avalin Construction) wanted one done. The advise of our realtor was also to have one done so that it would be easier to sell at a price we want when we repair properly. I do agree though, all these $$$$ could be spent toward repairing!!!!

@Ricky Grizzanti Unfortunately, all parties involved are saying we won't really know how bad it is until we do a manometer survey. I don't know how true that is. Additionally, they are saying that depending on the results of the manometer survey, there might be another test. My fear is I keep spending on investigating and it's eating up a chunk of the budget for remedial work.

Thanks for commenting. It's a flip. ARV is at $680K. There is one on the market that's the same model as the one I have that's asking $738K. But I'm playing it safe and sticking to what has been sold at $680K.

Thanks Manolo! I have decided to remove the structural component from my general contractor as I don't want to risk the liability issue. The manometer survey will be conducted on Thurs. Then repair plan will follow from there. Might just take you up on that offer to help! = ) Thanks!
