Hello everyone,

My name is Eddie Mateo. I just graduated in May and since then I have been working in the corporate world. Let’s just say I am tired of thinking everyday “I can’t wait till Friday”. I have been contemplating for a long time about real estate and came across this website by listening to this podcast, it has motivated me in many ways. All of my knowledge of real estate has come from reading and listening about it and I yearn to learn as much as I can. My goals are to buy my fist rental or flip in March and have 10 properties by the time I am 30. I currently reside in Philadelphia but want to get some rentals properties in small college towns. What do you guys think about this? Second, are there any network events or groups I should join for the “newbies” in the Philadelphia area that would be beneficial to me? And finally I thank you guys in advance for all the help I will be receiving and hope I could return the help in some way.

@Eddie Mateowelcome to BP and congrats on the recent(ish) graduation. College towns and rentals certainly could work. You usually get a higher cash-on-cash return from what I've heard when compared to regular rentals. I would also recommend starting in your own backyard because that will likely help you get going faster.
