Is it possible with a small income to jump straight into a first deal being an apartment complex? If so what are the pros and cons of commercial vs residential?

    Tyler,

My coach Joe Fairless wrote this post just this week.  Very practical options one can take to break into the MF business.  I think you will find it most helpful.  Also, would read some books on MF (Dave Lindahl - MF millions; Steve Berges - Complete Guide to Buying / Selling Apts); listen to BP podcasts on MF and hangout in the MF forum.  Consider a coach if you are serious.
