Land Trust
Im a Newbie,
I have recently been told that establishing land trusts for real estate investment deals is a good stratagey to separation between personal liability and business investments. This source described how they look for seller financing deals and then put a give a down payment to the owner. While making the owner and entering into a trust agreement. Naming the seller the trustee and the investors LLC or Corp. the beneficiary of the trust.
Does anyone reading this have experience with forming a land trust and closing a deal similar to this?

@Chris Littell the land trust does not get you around the due on sale clause you are referencing. I wrote a blog post about this very topic and there was some discussion about it on the Facebook group Land Trusts for Investors that you should also read.
