Could anyone give some ideas on the best education or mentor programs with the most reasonable investment price. I have no clue on how to get started and need some guidance. I live in South Georgia and would prefer someone who I can see & touch but I understand that the chances of that is fairly low. I'm  just having a hard time trusting anyone because there are negative reviews on almost everyone. Any advice is appreciated!!

I would guess that most of the negative reviews are from those that didn't apply what the course taught. I have taken many and all of them had some good points. One that is often bad mouthed helped me buy my first 20 or properties because I applied it. I would suggest reading a book or spending less than $100 on something to see if you have what it takes to apply it. Look at the table of contents and see if it covers all of what you want to learn. Once you get the general knowledge for free or close to it, then you can spend some money on what focuses on specifically what you are looking for. After that you will always want to keep learning as you apply what you learn and buy more.
