Starting Out- What to do next

HI! I have just joined bigger pockets and have found many helpful links and literature so far. However I'm still undecided and confused on what to do next?? I have purchased a duplex about a year ago in the Green Bay WI area and have been living in one side. I am looking for advice on how to get  the capital to purchase another multi family or small house to flip. I hold a full time job as an Industrial mechanic, im very project savvy and know a lot about construction and maintenance needs on properties. I have saved up some capital over the past year however its not enough to move forward. Please help! Thank you in advance.

If you've improved the property and raised the equity in it, you should refinance and take the extra cash and put it towards your next project.
