I have thought about that as an option however I would rather be safe and find another solution.

I had purchased a single family home about 4 years ago, sold it one year ago and actually used the fha loan to purchase my multi family I'm living in now. In June will be my 1 year owner occupying the residence but do not have enough equity in the property to refinance. I have replaced windows in the tenants side along with one sliding door. It is a 3bed 2.5 bath with full basement. What improvements would raise the equity the most to move forward?

HI! I have just joined bigger pockets and have found many helpful links and literature so far. However I'm still undecided and confused on what to do next?? I have purchased a duplex about a year ago in the Green Bay WI area and have been living in one side. I am looking for advice on how to get  the capital to purchase another multi family or small house to flip. I hold a full time job as an Industrial mechanic, im very project savvy and know a lot about construction and maintenance needs on properties. I have saved up some capital over the past year however its not enough to move forward. Please help! Thank you in advance.
