Where to start with business plan

I understand that before actually diving into real estate, it is beneficial to have a plan. 

I have a direction - the first property I purchase will be a multifamily (small - max of 3 units) in which I will reside in one of those units. 

I currently have no capital saved for this endeavor, but by the end of the year I will have all debts in my name paid off and can start building capital for investing.

My biggest question is what advice or resources would you suggest for money goals PRIOR to purchase? (Goal for down payments, repairs, insurance, taxes, etc) I am 23 so heavy capital on hand is highly unlikely when I'm aiming to purchase within the next 2 years.
