U.S. Citizen overseas looking to get started

BP friends,

I own a single property i have been renting out for years, but living overseas has made it difficult to expand my RE portfolio. Looking broadly and thinking of ways to leverage about $30k. I am somewhat conservative in my investing style but willing to go low LTV if the deal is right.

Any thoughts for a relative newbie needing to do something site unseen?

@David Epstein Welcome to BP! Jacksonville is a good place to start. I'd recommend you get in touch with local realtors to have them send you deals directly off the MLS. That, combined with setting up key alerts for "Jacksonville", will teach you what other investors are learning bout the place.

It also depends on your strategy. Are you in for cashflow or cashflow and appreciation? If it's cashflow you're looking for you might want to check out some of the Midwestern cities.
