How to search for notices of default?

Question

Hello,

Can someone tell me how to search for foreclosures on this particular website:

I chose Notice, assuming it would include Notices of Default.  No luck.

LIS PEND maybe.  NOTICE LIS PEND maybe.  I tried a few searches, but didn't get anything.  Call the recorder and ask.

I tried too and couldn't come up with anything. As Jon said; call the courthouse and ask them OR look in your local paper and see what they call it in the heading of each notice.

Yeah... this one was pretty limiting by allowing you to see only a week at a time.  I'm used to my county where you're limited only by the number of records that come back.  It allows for up to 2000, so you can always go back and adjust your date range to get under the 2000 limit if you happen to exceed it at first.

I only tried a couple of different weeks.  I guess there just weren't any filings those weeks.  I guess I'm use to our area where there are dozens each week in every county.

After logging in:

- for  Date Filed From  enter the date range you want (it cannot exceed a 7 day span or it gives you an error)
-  for Kind, click on "LIS PEND" or  "NOTICE LIS PEND" like Jon said
- click on "Search"

This will bring up some properties.  It is still wise to follow the advice regarding calling the Clerk's office.  They can help you sort through the data if what you see does not make sense to you.

That site requires a userid and password, so none of us can have a look.  If it has an address based search, try searching for an address of a property that you know is in foreclosure and see what the document say.  You can also try that using a parcel id.  Its very common on sites like that for the names to be cryptic.  There may also be a pull down that lists document types.  Or, try various other searches, such as looking for a deed.  Then, pick on of the documents that comes up and look for a parcel id.  They could call it something else, too:  assessors tax id, etc.  Then try using some of those IDs to search for other documents.

If all fails, call the recorder and ask for help.

In my experience, these systems can be very obtuse and frustrating.   They're all different and all use different terms for the same thing.  If you're persistent, you can usually puzzle it out.

They also don't always let you do what you want.  The county where I live, for example, doesn't not provide a public search for the notices.   You can search for the info for one property at a time and find its notice (called NED here), but not for a list.  They do have a subscription service that will send you the list.
