Hello Cesar - you may have just named part of your problem. You say you are working with 4 agents - if these agents diligently work hard to find you a property, there is a good chance you would end up going with one of the other 4 and their time and effort would be wasted. They would have also either missed an opportunity to pass it along to another investor, or they provided it to several and you would be directly competing with them.
As @Shawn Ward mentioned - go to the meetups, find an agent that specializes in the type of investing you want to specialize in and then either sign a buyers agreement with them or at least have it in writing that you will use them for the purchase if they supply you with a deal (that meets your specific criteria). The more serious of an investor you are, the better chances that a quality agent will be willing to spend time finding deals for you - and supplying you with the deals instead of their other investors!
If you can find a knowledgeable and determined Realtor that will exclusively send you deals, this can be one of the best ways to launch a successful career in real estate investing.
Hi Shawn, that's not quiet the situation here, I was honest with all of them and told them upfront whatever deal they find me I will work only with them to close the deal and even after the flip I will keep using the same agent to re-sell the property, in this business if I want to be successful I have to be honest and earn people's trust, this is a people's business after all having a good reputation and form a good network is one of the keys to be successful. My problem right now not being able to find an agent that has enough experience working with investor and don't or that don't have the eye of an investors, but I do appreciate both of your advices going to meet ups will help me find the right agent.
It is hard working with an investor (as an agent) - let's be straight here - we want to make lower offers (even in a strong market) and our price points are not as high as traditional buyers. So ...my recommendation....Get your real estate license. This is exactly why I got mine. I can still give up my commission, if i wanted to (which I don't) but it gives me the flexibility to see what I want and when I want to. Consider it for sure

@Cesar Egas I am taking my state test in about a week. I would love to help you out once I receive my licence. I am an experience investor that has completed flips and have several rental properties of my own.
