Looking for an agent

Hi my name is Cesar and I'm new in BP, I'm currently looking for an agent to help me find a potential rental or a flip in the Oklahoma City or surrounding area. Would you recomend me someone from your group? I'm also working with 4 other agents but they don't seem to have very much experience working with investors, hopefully I will have better luck with someone from your group.

Hello Cesar - you may have just named part of your problem. You say you are working with 4 agents - if these agents diligently work hard to find you a property, there is a good chance you would end up going with one of the other 4 and their time and effort would be wasted. They would have also either missed an opportunity to pass it along to another investor, or they provided it to several and you would be directly competing with them.

As @Shawn Ward mentioned - go to the meetups, find an agent that specializes in the type of investing you want to specialize in and then either sign a buyers agreement with them or at least have it in writing that you will use them for the purchase if they supply you with a deal (that meets your specific criteria). The more serious of an investor you are, the better chances that a quality agent will be willing to spend time finding deals for you - and supplying you with the deals instead of their other investors! 

If you can find a knowledgeable and determined Realtor that will exclusively send you deals, this can be one of the best ways to launch a successful career in real estate investing.
