@Allison Nog, like most cities it really depends on where it is.  Some areas are better than others, but it can be very hit or miss.

@Allison Nog I wouldn't recommend of buying a land and build one property if you're not local. Memphis contractors in general are... well, a little bit shady. You want to work closely with them unless it's a very well known company. As far as numbers, try to go for areas where properties are worth about 200k-250k so you'll have some equity. once again, I'm talking only about 1 SFR, not a whole entire division.Let me know if you need some help!

Hello @Allison Nog If the land is really cheap in Memphis it is probably in an area where it would not make sense to build meaning the cost of building would be more that what you could sell the house for. Not saying you cannot build in Memphis we have built 150 homes over the past few years you would just really need to know the areas you are looking to build in.
