We've been investing in tax deed for more than 2 years now and we've been experiencing a great ROI. We've made more than 800% profit in some deals and some properties we hold and are all rented.

Some of them we got the title insurance (the most expensive ones) and some we were able to sell recording a Quit Claim Deed only. All is going pretty well but we don’t see many people (nobody actually) saying about this amazing investment method.

I wonder why? To good to share? Too may myth about it? People that really understand are hired for banks and big investment companies??

@Jack B. Explore Memphis and you'll see you won't find a better ROI anywhere else in this country. But it is important to have a good property management. I'll send you more details in private.

@Greg Gibson buy a cheap house in Memphis, Rehab and rent it out! $600 monthly. There is no better ROI!

I have some properties for sale in Memphis (house to rehab and vacant lots) and as the asking price is relatively low, I’ve been trying to sell them by my own (for sale by owner). I notice that comes more wholesalers then investors interested on them. They sign up contract and simply disappear! Don’t know if it is normal but it is so unethical! What are the best channels to find investors?

Now I’m using apps such as offer up, let it go, Craig’s list, Zillow, social media

I have some more questions:

Why investors use wholesalers?

Should I have a real estate agent investor friendly doing this job?

I Have some properties in Memphis that need a complete REHAB. People are asking me if I do rent to own these properties. I'd love to, but I'm concerned about liability in case of accidents. Is there an insurance that covers any incident while the tenant is REHABing  the house? The properties are very cheap ($9k to $20) ! Thank you!

I'm selling a piece of land and someone asked me what condition is it in... I'm not sure what he wants to know. Any advice?
