Is getting started investing at age 40 too late?

I’m a teacher/football coach (38 years old) and want to replace my current income and beyond through investing in rental properties. Am I getting started too late?

You're 2 years ahead of me! I decided I will buy 1 property before my 40th birthday. 

Yesterday, at 10:30 I closed on my first duplex and at noon I closed on a triplex. I will turn 40 in December, so I have accomplished my goal. It's amazing what happens when we set our mind to it.
